Frontline, second line or inland?
Price in Punta Prima is driven by distance from the sea more than anything. Frontline apartments with open sea views sell at a large premium; the same layout two streets back can be far cheaper and often has a quieter, more lived-in community. Decide what the sea view is worth to you in euros per year of ownership.
Read the community before the kitchen
Most homes sit in gated complexes with pools and gardens. Ask the seller for the last two or three years of community meeting minutes (actas), the current fee and any approved derramas. Complexes dominated by holiday lets can be noisier, and some communities have voted to restrict new tourist lets since the 2025 reform of the Horizontal Property Law.
Buying to let in Punta Prima
Holiday lets need a Valencian tourist registration and, for new activity in a residential building, community approval. If rental income is part of your plan, get this confirmed in writing before signing arras. See holiday let licences. Long lets have steadier demand from winter and year-round tenants — see rentals in Punta Prima.
