Where to look

The centre for car-free living and the widest choice of flats. Aguas Nuevas for two-bed bungalows with communal pools at moderate rents. Los Balcones for houses, gardens and pets. La Mata for the beach. Just over the boundary, Punta Prima for the coastal path.

Timing: why September matters

Many owners let to winter visitors from October to May and to holidaymakers in summer. Year-round flats are released in late summer, so start looking in August and September, and have your documents ready.

What landlords will ask for

  • Passport and NIE.
  • Proof of income or savings: pension letters, payslips, bank statements.
  • One month’s deposit plus often one or two months’ extra guarantee and the first month in advance.
  • Sometimes a reference from a previous landlord.

Your contract

If the home will be your main residence, the contract falls under the Urban Leases Law (LAU), which gives you strong security of tenure. A “seasonal” contract for a main home is a warning sign. Read renting in Spain: the rules before signing.
