Long lets vs winter lets

Owners in Punta Prima can earn a lot in summer, so many offer October–May winter lets rather than 12-month contracts. Year-round lets are easier to find in complexes set back from the seafront, and on the Torrevieja side in Los Altos.

What rents look like

Across Orihuela municipality (which is dominated by coastal listings) median asking rents in August 2026 ran from about €650 for a one-bed to about €990 for a two-bed and €1,200 for a three-bed, on BestYieldFinder data. Frontline sea-view flats sit above that; inland complexes below.

What to check before you sign

  • Is it a residential (LAU) contract or a seasonal one?
  • Who pays community fees, IBI and utilities?
  • Is the pool open year-round and heated?
  • Is the complex mostly holiday lets (noise, turnover)?
  • Heating: many coastal flats have only air-conditioning heat pumps.

Questions

Rentals in Punta Prima: common questions

Can you rent long term in Punta Prima?

Yes, though year-round lets are fewer than winter lets. Complexes a few streets back from the sea are the best source.

How much is a winter rental in Punta Prima?

It varies with sea view and pool. Expect monthly prices above equivalent long lets, often with electricity charged by meter.

Is Punta Prima good for year-round renting?

It works well if you have a car. Torrevieja and La Zenia are each a few minutes’ drive for shops and services.
