The golden visa has gone
Spain’s investor residence route for property purchases of €500,000 or more closed on 3 April 2025. You can still buy at any price; it simply doesn’t come with a permit.
Non-lucrative visa: for retirees and those not working
You prove passive income or savings of at least €2,400 a month (€28,800 a year) in 2026, plus €600 a month for each dependant, hold full private health insurance, and don’t work in Spain, including remote work. See the non-lucrative visa.
Digital nomad visa: for remote workers
For employees or freelancers working for companies or clients mainly outside Spain. The 2026 minimum is about €2,849 a month. See the digital nomad visa.
EU citizens
EU/EEA nationals don’t need a visa. If you stay more than three months, you register as a resident and show means and health cover.
Owning a home helps the application
A property you own or a long lease is proof of accommodation for most residency applications. Buying doesn’t replace the visa itself.
