Tax is on the higher of price or reference value
Spain’s tax authorities publish a reference value (valor de referencia) for each property. ITP is charged on the higher of that value and the price you pay, so a low declared price doesn’t reduce your tax. Your lawyer can check the reference value before you sign.
Running costs once you own
- IBI (council tax on the property), set by each council on the cadastral value.
- Rubbish collection (basura).
- Community fees on complexes with pools and gardens.
- Non-resident income tax: owners who don’t live in Spain pay an annual tax on deemed income from the property even if it isn’t rented (19% for EU/EEA residents, 24% for others including the UK, on 1.1% or 2% of the cadastral value).
- Home insurance and utilities.
