Holiday let licences in Alicante province

If holiday lets are part of your plan, check the rules before you buy. The Valencian Community has tightened them significantly since 2024.

Updated September 2026 · General information, not legal or tax advice

Regional registration is mandatory

Every tourist rental property in the Valencian Community must be registered with the regional tourism registry and show its number on every advert. Since the 2024 reform, registration also needs a municipal compatibility report, and room-by-room tourist lets are not allowed.

Community approval

Since April 2025, owners who want to start a new tourist-let activity in a residential building generally need approval from the community of owners. Buying into a complex that has voted against tourist lets can make holiday letting impossible.

The national register

A national registration number for short-term lets was introduced in July 2025. Its legal status changed during 2026 after court challenges; the regional registration remains the one you must have. Check the current position with your lawyer.

Long lets need no licence

A long-term residential lease doesn’t need a tourist licence. See renting rules.
