Where the villas are

What drives villa prices

Sea views, walking distance to a beach, plot size, orientation, a private pool and parking. Villas from the 1990s may look similar to newer ones in photos but differ a lot on insulation, windows and air conditioning.

Legal checks specific to villas

  • Every built square metre (casitas, enclosed porches, garages converted to rooms) should appear in the Land Registry and Catastro.
  • The pool should be licensed and declared.
  • Plot boundaries should match the Catastro plan.
  • If the price is above €1 million, ITP is 11%, not 9%.
