Where the budget stock is
The cheapest per square metre is the town centre (about €2,177/m² on idealista in July 2026), plus older blocks around the ring road and some inland streets of Aguas Nuevas. Expect one-bed and small two-bed flats from the 1970s–1990s, often without a pool, sometimes without a lift.
What they usually need
- Windows and air conditioning.
- Bathroom and kitchen refits.
- Electrics brought up to date.
- Damp treatment on ground floors and north-facing flats.
Get a builder’s quote before you commit. A refit can add €15,000–€30,000 depending on size.
Red flags on cheap flats
- Approved or pending community derrama (new lift, façade, pipes).
- Building inspection (ITE/IEE) failed or overdue.
- Outstanding IBI or community debts that transfer with the property.
- Occupied property — make sure it will be handed over empty.
- Unregistered changes to layout or enclosed balconies.
Buy to let on a budget?
Small central flats let well long-term because tenants can live without a car. Check what rent the building supports before assuming a yield — see long-term rentals in Torrevieja.
