How winter lets work

A winter let is a seasonal contract for a few months, typically between October and May, on a home that the owner uses or lets to holidaymakers in summer. It is not your main residence, so it is outside the five-year LAU protections. Many listings for 2026–27 already advertise October-to-May availability.

What’s included, what isn’t

  • Furniture, linen and kitchen kit: usually included.
  • Electricity: often metered and charged on top — ask the rate.
  • Water, internet, community fees: usually included.
  • Heating: most flats rely on air-conditioning heat pumps. Ask.

Non-EU visitors and the 90-day rule

UK and other non-EU visitors can stay in the Schengen area for 90 days in any 180 without a visa. A full October–May stay needs a visa. See the 90-day rule.
